What is spa renovation in Singapore?

Spa renovation in Singapore is the fit-out of a retail, office or shophouse unit into a treatment-led wellness space — day spa, beauty salon, medi-spa, hammam, or fitness recovery studio. The fit-out has to combine retail front-of-house (reception, product wall, lounge) with clinic-grade back-of-house (treatment rooms, wet areas, sound isolation, hygiene workflow).

Where the brand offers medical aesthetics (injectables, lasers, day-procedure work), the fit-out crosses into MOH HCSA-regulated scope and must satisfy the licensable service standards. Source: MOH Healthcare Services Act licensing

What a spa fit-out covers

01

Treatment rooms

Single and couples rooms, dimmable lighting, ambient sound, sink & warm-towel station, ceiling shower or rain head where wet treatments apply.

02

Water features

Footbaths, jacuzzi, vichy shower, hammam — specialist plumbing, drainage falls, waterproofing, balance-tank where applicable.

03

Sound isolation

Double-glazed treatment-room doors, acoustic ceiling tiles, mineral-wool partition infill. Critical when units share walls with retail or office tenants.

04

Retail FOH

Reception desk, product wall, brand display, waiting lounge, retail POS. Often the highest-margin square footage in the unit.

05

Medi-spa scope

Where laser, injectables or day-procedure work is offered: dedicated procedure room, sterilisation suite, lead lining (if imaging), HCSA-ready finishes.

06

Staff areas

Changing rooms, lockers, pantry, laundry / linen handling, dedicated stock store. Required for HCSA-licensable medi-spa scope.

Regulators a spa fit-out touches

URA Change of Use — if the existing approved use is not spa or beauty, a Change of Use application is required before fit-out begins. Shophouse conversions also engage the URA conservation guidelines. Source: URA Change of Use guidelines

SCDF Fire Safety Certificate — required for partition layout, exit changes, sprinkler modification. Treatment-heavy layouts often add fire-rated partitioning. Source: SCDF Fire Safety Certification

MOH HCSA — if the brand offers medical aesthetics (injectables, lasers above the cosmetic threshold, day procedures), the premises require a licensable healthcare service licence and the fit-out must satisfy MOH facility standards. Source: MOH Healthcare Services Act licensing

BCA Builder’s Licence — the main contractor must hold an active GB1 or GB2 licence. Source: BCA Builder's Licence framework
