Fit-out vs renovation

“Fit-out” in the Singapore retail trade is the internal shop-fit subset of a full renovation: ceiling, flooring, lighting, fixtures, signage and shop-front. Walls, M&E mains and structural elements are taken as base-build. Most mall units are fit-outs because the landlord delivers the shell; standalone shops and shophouses are usually full renovations.

What a retail fit-out delivers

Ceiling

Open-grid, closed plasterboard or feature ceiling. Coordinated with M&E first-fix — sprinklers, lighting tracks, AC diffusers, smoke detectors.

Flooring

Vinyl, tile, engineered timber or polished concrete. Mall TC dictates the lease-line transition strip detail.

Lighting

Three layers: ambient, accent and merchandise-specific. The highest-impact visual lever in retail; scene-control increasingly standard.

Fixtures & carpentry

Wall-bay shelving, gondolas, display tables, cash-wrap counter, fitting rooms. Brand-spec joinery is the line item with most pricing variance.

Signage

Primary fascia signage, lightbox, in-store wayfinding. Mall dimensional and illumination rules vary by landlord; TC sign-off required.

Shop-front

Glazed frontage, entrance, roller-shutter or security grille. Storefront sets the brand impression and the after-hours security baseline.

Mall TC and SCDF in sequence

Mall tenant-coordinator (TC) sign-off is the gate to site start. Submission includes design intent drawings, materials and lighting schedule, shop-front and signage detail, hot-works permits and contractor licence proof. SCDF Fire Safety Certificate is the gate to opening. The Qualified Person (registered architect or engineer) submits the FSC application; the fit-out contractor coordinates inspection access and rectifies any snag items raised.
