The fit-out almost always crosses heavy structural floor loads, three-phase power, ducted ventilation, dock-leveller loading bays, mezzanine offices, and (where production is involved) specialised M&E. JTC tenancy works require landlord approval of design before commencement.

Heavy-duty floors

Power-floated slabs, epoxy or polyurethane coatings, line marking for production cells and forklift routes. Floor-load checks against equipment point-loads.

Office, meeting and pantry zones built into the factory shell — usually 10–30% of floor area, with separate ventilation and fire compartmentation.
