Shop-front & signage

Storefront glazing, frame, entrance, primary signage and lightbox. Mall tenant-coordinator dimensional rules apply; shophouse fronts must respect URA conservation envelope.

Ceiling & lighting

Ceiling system (open / closed / track-grid), accent and ambient lighting, dimmable scene control. Lighting is the single highest-impact retail design lever.

Flooring

Tile, vinyl, engineered timber or terrazzo. Mall TCs typically dictate transition strip at the lease-line; shophouses preserve original tile patterns where present.

Fixtures & brand carpentry

Wall-bay shelving, gondolas, display tables, cash-wrap, fitting rooms. Brand-specific carpentry is the line item that flexes most between mall and flagship spec.

POS & back-of-house

Cash-wrap counter with POS, payment terminal, receipt printer; back-of-house store-room with stock shelving, staff area and CCTV rack.

M&E reinstatement-ready

Air-con, electrical, sprinkler heads and fire-alarm devices laid out so end-of-lease reinstatement back to base-build is straightforward.

Licensing & mall approvals

The contractor undertaking your retail fit-out must hold an active BCA General Builder Licence (GB1 or GB2). Specialist Builder sub-contractors are required for electrical and mechanical works. Source: BCA Builder's Licence framework

Most malls run an in-house Tenant Coordinator (TC) process: design submission against the mall’s design guidelines, contractor and insurance verification, hot-works permits, after-hours work windows.
