Glass-and-aluminium meeting rooms, plasterboard private offices, acoustic partitions for focus rooms, and demountable systems for floors that need to flex.

Air-conditioning re-zoning, fresh-air supply, lighting layout, power, data and structured cabling. Sprinkler and fire-alarm rework where partitioning crosses compartments.

Why a BCA-registered contractor matters

Office fit-out is general building work under the Building Control Act. The main contractor must hold an active BCA General Builder Licence (GB1 or GB2). Where partitioning changes affect fire compartmentation, sprinkler heads or fire-alarm zones, an SCDF Fire Safety Certificate submission is required before the floor can be re-occupied. Typical office fit-out timeline

12–16 weeks before move-in

Confirm scope and budget. Engage interior designer (or design-and-build contractor). Walk-through with landlord and managing agent. Confirm base-build M&E capacity.

8–12 weeks before

Design freeze. Tender to three BCA-registered fit-out contractors. Award contract. Submit BCA building works notification and SCDF FSC drawings.

4–8 weeks before

Site works: demolition, partitioning, M&E first fix, ceiling installation. CBD A-grade landlords typically restrict noisy works to evenings and weekends.

2–4 weeks before

M&E second fix, joinery installation, finishes, FF&E delivery. AV and IT commissioning. Final cleaning.

Handover week

SCDF FSC issued. Defects walk-through with landlord and tenant. Snag-list closed within the agreed defects-liability period.
