What office renovation in Singapore covers
An office renovation in Singapore is the design and build of a tenant’s leased floor — from a light refresh of an existing fit-out to a full HQ-grade build. Most projects cover partitioning, mechanical & electrical (M&E), ceiling and flooring, finishes, FF&E (furniture, fixtures, equipment) and integrated AV.
Permit footprint is typically BCA (general building works under the Building Control Act) plus SCDF Fire Safety Certificate when partitioning changes affect compartmentation or sprinkler/fire-alarm layout. What an office renovation includes
Partitioning
Glass-and-aluminium meeting rooms, plasterboard private offices, acoustic partitions for focus rooms, and demountable systems for floors that need to flex.
M&E services
Air-conditioning re-zoning, fresh-air supply, lighting layout, power, data and structured cabling. Sprinkler and fire-alarm rework where partitioning crosses compartments.
Ceiling & flooring
Suspended ceiling with integrated linear lighting or open-cell exposed-services aesthetic. Carpet tile, vinyl plank, or timber-effect flooring with acoustic underlay.
Finishes & joinery
Wall finishes, reception joinery, pantry cabinetry, locker walls, feature timber and stone elements. Tier-A and HQ-grade specs add bespoke carpentry.
FF&E
Workstations, task seating, meeting tables, soft seating, planters, signage and wayfinding. Loose-furniture procurement is often a separate work package.
Integrated AV
Meeting-room video, room-booking screens, digital signage, acoustic treatment for video calls, and ceiling-mounted microphones in boardrooms.

Why a BCA-registered contractor matters
Office fit-out is general building work under the Building Control Act. The main contractor must hold an active BCA General Builder Licence (GB1 or GB2). Specialist M&E sub-trades — electrical, mechanical, fire protection — require the appropriate Specialist Builder registration. Source: BCA Builder's Licence framework
For larger fit-outs — multi-floor, headquarters-grade, or any project a CBD A-grade landlord (CapitaLand, Mapletree, Frasers) is reviewing — BCA Contractors Registration System (CRS) registration in workhead CW01 (general building) is the de-facto market expectation, with a financial-grade workhead that covers the project value. Where partitioning changes affect fire compartmentation, sprinkler heads or fire-alarm zones, an SCDF Fire Safety Certificate submission is required before the floor can be re-occupied. The fit-out contractor or your appointed Qualified Person typically files this. Source: SCDF Fire Safety Certification
We verify every contractor in our network against the BCA Directory of Registered Contractors before matching.
Typical office fit-out timeline
12–16 weeks before move-in
Confirm scope and budget. Engage interior designer (or design-and-build contractor). Walk-through with landlord and managing agent. Confirm base-build M&E capacity.

2–4 weeks before
M&E second fix, joinery installation, finishes, FF&E delivery. AV and IT commissioning. Final cleaning.
Handover week
